Party wall and flooring system

  1. Two layers of 5⁄8" fire-rated gypsum wallboard over plywood sheathing or gypsum wallboard to make flush
  2. Party wall assembly (one-hour fire separation) incorporating two staggered 2"x6" wood studs with 2"x8" top and bottom plates
  3. 2 layers of 2 1⁄2" batt insulation
  4. One layer of 5⁄8" fire-rated gypsum wall board and 1⁄2" shearwall where required. Additional gypsum wall board where shear is discontinuous on a wall
  5. Wood laminate flooring throughout
  6. 1 1⁄2" concrete floor topping for acoustic buffering
  7. 5⁄8" plywood floor sheathing
  8. Engineered wood l-joists
  9. 1⁄2" galvanized steel acoustical isolation channel, installed between fire-rated 5⁄8" gypsum wall board and wood floor joists
  10. Minimum of two layers of 5⁄8" gypsum wallboard for improved acoustical performance
  11. Minimum of 3 1⁄2" R12 acoustical batt insulation
  12. Sealant installed around the perimeter of the bottom wall plate

Exterior rain screen wall detail

  1. 1⁄2" exterior wood sheathing
  2. Vapour-permeable membrane air moisture barrier
  3. 1"x3" vertical borate treated strapping
  4. Hardie fibre cement panels or 3 5⁄8" brick cladding
  5. 3⁄4" air space/rain screen cavity between weather membrane and panels to allow drainage
  6. Wood laminate flooring throughout
  7. 1 1⁄2" concrete floor topping for acoustical buffering
  8. 5⁄8" tongue & groove plywood floor sheathing
  9. Single layer of R22 batt insulation
